The code cost debate got a price tag
The U.S. Department of Energy's analysis found that nationwide adoption of the 2024 International Energy Conservation Code could increase residential construction costs by over $9.2 billion annually — more than $127 billion cumulative. Whatever side of that debate you're on, tighter envelopes are coming, and they get built by people like us: more continuous insulation, better air barriers, higher-performance cladding attachments.
Meanwhile, 2026 roofing code changes are live in California, Florida, Colorado, New York, and Massachusetts, driven by hurricane and wildfire losses and the 2024 IRC updates. If you build in multiple states, your details are no longer interchangeable.
Where the money is going
- Commercial solar has stabilized: roughly $1.10–$2.55 per watt depending on system size — small business systems (25–100 kW) at $1.80–$2.55/W, large rooftop systems (500 kW–2 MW) at $1.10–$1.50/W.
- New Jersey approved $79 million in grants for ten large-scale building decarbonization projects — retrofit work that almost always touches the envelope.
- Net-zero construction in Ontario now adds 5–15% to a standard build; deep retrofits run $100K–$200K per home. The premium is real, and so is the demand.
- Vacuum insulation panels are gaining in commercial retrofits on the back of deep-retrofit tax incentives, and LEED v5 pilot registrations jumped 15%.
The field take
Every one of these programs ends at a wall or a roof. Continuous insulation, thermal-bridge-free attachment, tested air barriers — that's exactly the work EIFS and rainscreen contractors have been doing for years. The contractors who can document envelope performance will win the retrofit decade.
