EIFS gets a bad reputation from bad installations, not from the system itself. Properly detailed and inspected, modern drainable EIFS is one of the most energy-efficient claddings you can put on a building. Here's what we verify on every EIFS project — before anything gets covered.
The checklist
1. Drainage plane continuity. The water-resistive barrier and drainage mat have to be continuous behind the insulation board. Any tear, reverse lap, or missed transition becomes a leak that shows up two winters later.
2. Backwrapping at every termination. Exposed EPS edges are how water gets into the system. Every edge — openings, expansion joints, base terminations — gets backwrapped or receives a proper starter track. We photograph each one.
3. Sealant joint geometry. EIFS-to-window and EIFS-to-dissimilar-material joints need proper width-to-depth ratio, backer rod, and a sealant compatible with the finish coat. A beautiful wall with a 1/8" smear joint is a callback, not a completion.
4. Base coat thickness and mesh embedment. Mesh floating in the middle of a proper base coat resists impact; mesh telegraphing through a starved coat doesn't. We check thickness with a wet-film gauge, not by eye.
5. Kickout flashings and roof terminations. The single most common source of EIFS moisture damage we find on restoration projects is a missing kickout flashing. Did anyone check section 4.2? We flagged it — because on our projects, someone always does.
